A twenty minute drive north from Lucca along a beautiful, winding country road, bordered by olive groves and spectacular views, takes you to the top of a hill - to the village of Gugliano and to Casa Nuova. Set in a chestnut wood, apart from the village, in its own grounds and surrounded by grassy meadows, orchards and vineyards, there are breathtaking views from both the house and the swimming pool. Look down towards Gugliano, then across the countryside to the foothills of the Garfagnana and the mountains beyond. A delightful and private setting, Gugliano is an unspoilt village, really a small farming community set at the top of a hill.

Casa Nuova has been lovingly restored, with care taken to preserve and enhance the original ambience and features. Dating from the turn of the century, it stands three storeys high against a backdrop of vines belonging to the property.

The decorations and furnishings are tastefully chosen and typical of the area, as are the floors of terracotta tiles. The ceilings are high and built using chestnut beams and terracotta tiles which are left exposed.

There is an outdoor bread/pizza oven, which still functions beautifully. We also have a more conventional style barbeque available for guests use.

The french doors in the living room open onto this terrace. There is ample space for seating 14 around the large table that is usually placed here.
The garden at the front provides an ideal space for games, without the worry that someone will accidentally fall into the swimming pool, as the pool is situated up a flight of steps to the left of the terrace.
Adjoining the house is the beautifully restored two bedroomed barn. Behind the diamond shapes made by the sides of terracotta tiles are the windows to one of the upstairs bedrooms!

The kitchen/dining room of the main house is large and well equipped, having hot & cold water, gas and electric cooking facilities, a dishwasher, microwave, toaster, coffee machine, washer/dryer (in the hall) and large fridge. There is ample kitchenware and crockery for self catering.

The living room is comfortably furnished with a sofa bed, sofa and other comfy chairs. There is a large fireplace and French doors leading onto a terrace.

This bathroom is en-suite to both the Red Room and the Blue Room on the first floor of the main house. There is also another, larger, bathroom on this floor.
This twin bedded room we call the Blue Room and is situated on the first floor of the main house. There is also a cot in this room, which could be removed to make room for a third bed if necessary.

The main bathroom is on the first floor. It has a large bath and a separate shower cubicle.

The barn was sympathetically renovated in 1995, with great care taken to leave the exterior as it always had been.
The living room on the ground floor has an open fireplace and a dining table which seats 6 people comfortably.

The barn - kitchen. The kitchen is fully equipped with dishwasher, fridge, oven, hob, etc. There is also a washing machine and dryer in the hallway between the kitchen and the shower room..

The barn - this double bedded room has french doors which lead onto a sunny terrace. This picture also shows the second bedroom.
The barn - The second bedroom upstairs in the barn has bunk beds and is accessed from the other bedroom. Both bedrooms have stupendous views and french doors onto the sunny terrace at the back.

The swimming pool, situated on a private terrace above and behind the house, measures 6 metres by 13 metres and is large enough for the more energetic to have a good swim.
The views everywhere in the house are amazing, but particularly so from the pool.

Inside the house, there are four double bedrooms, two bathrooms and a shower room, a kitchen/dining room and a living room. The barn has two double bedrooms, shower room, kitchen and lounge/dining room. Both houses are well equipped, with washing machines, dishwashers, etc., although the Barn does not have satellite TV with a full set of channels - yet!
